30 year . Yes its more money but there are no surprises. You can almost set it as a fixed cost. Then look at refinancing. Also what is the real difference? How significant? Its all in the numbers

If you are somewhat technical and creative, an easier (I did not find it easy but I am not that technical) Wix.com
Its not that expensive and if you invest the time it should turn out well. They have lots of templates.

I like Hubspot. You can grow with it. Start out for free and add modules as needed

You need to have some rent roll history for the months of April and May 2020 before making a decision about value . What if rent drops 25% ? 

We are about to make an offer on a few properties and next week I will ask the owners what if any has been the change in rent collection.

Then a few weeks later we can make a bid.

Yep, DO NOT EVEN THINK of not using title insurance. If your title is wrong down the road, you will loose your shirt.

Congrats on all accounts!!!

Go back to the contractors and see if there is a way to get the job done but with lowering the cost- maybe changing the scope of work. Of course there is certain work you must do, but cutting 5k here and 2k here can add up if its not absolutely necessary. Yes it may be sacrificing less work but is it something you can do later. Your objective is to get the place rented ASAP. Sitting empty is just a cash drain.

It depends how many pounds of refrigerant they need to add and what type. Yes it is high but only slightly outrageous. In Chicago 100 - 125 a service call is usual with  anywhere from 75-200 for refrigerant.

You deserve much credit for your choices. It will pay off big in the future. 

I live in the Chicago area and know this market well. I worked both on the South and West sides as well as somewhat North. We as a company decided to invest outside of the Chicago area due to high costs, high competition and lack of profitability. This is in Multifamily. I think in single family homes you probably can do better in Chicago.

I suggest calling a few brokers in the area and having them give some suggestions. If a certain name comes up again. Use that source.

Also try any type of service provider like a roofer or contractor.
