After you paid ALL expenses. Mortg, lawn care, everything etc...

no less than $100 per door for multifamily. $200 per door for  single family.

Hello Everyone,

Has anyone used the BP rental property calculator for multifamily buildings over 50 units? Does it work well for those calculations? Is to cumbersome since you have to enter each unit?

All has to do with the weight and footprint on the floor. If its a small footprint and heavy weight you need to talk to tenant > You have a right to ask what is going on.

All these loans are through the banks. If your bank is local in USA speak to them. They process and administer to loans as well as put the money in your account.

30 year . Yes its more money but there are no surprises. You can almost set it as a fixed cost. Then look at refinancing. Also what is the real difference? How significant? Its all in the numbers

If you are somewhat technical and creative, an easier (I did not find it easy but I am not that technical) Wix.com
Its not that expensive and if you invest the time it should turn out well. They have lots of templates.

I like Hubspot. You can grow with it. Start out for free and add modules as needed

You need to have some rent roll history for the months of April and May 2020 before making a decision about value . What if rent drops 25% ? 

We are about to make an offer on a few properties and next week I will ask the owners what if any has been the change in rent collection.

Then a few weeks later we can make a bid.
