About a year ago I purchased the models from Adventuresincre.com  They are very detailed and well done. It absolutely has a learning curve. I feel it was worth the time invested ( At least 100 hrs) since I tweeked it for my own use and added some spreadsheets to it such as an Expense category spread sheet which feeds into their expense spreadsheet. Well worth the time. I now can underwrite a property in about 1.5-2 hrs if all the details given me are clear.

If you do not need the money, there seems to be an upside, and you do not have a place .... yet to put the earnings from the sale. Why sell? Let it pay down the mortgage. The only issue is you may not receive as much for it when the market hits a  bubble. But... if you can keep renting and earning. Why sell.

After you paid ALL expenses. Mortg, lawn care, everything etc...

no less than $100 per door for multifamily. $200 per door for  single family.

Hello Everyone,

Has anyone used the BP rental property calculator for multifamily buildings over 50 units? Does it work well for those calculations? Is to cumbersome since you have to enter each unit?

All has to do with the weight and footprint on the floor. If its a small footprint and heavy weight you need to talk to tenant > You have a right to ask what is going on.

All these loans are through the banks. If your bank is local in USA speak to them. They process and administer to loans as well as put the money in your account.

Move quick. The money is moving quicker.
