I may do that Bryan if problems continue. Thanks Greg for all of the psychological tips. Puts things into perspective for me.

Definitely didn't treat this like a business when we rented out our house. It is only for a few months so I didn't sweat the details. This has been a good learning experience for us. When I talked to the tenant I found out that the neighbor parked a broken down car in my driveway and told the tenant that he talked to me and I said it was ok. I never gave the neighbor permission to park a car on my property. Or even knew anything about it until today. Lots of little babysitting issues with being a landlord it seems.

Just worked it out so the tenant will get rid of the dog. Lots of good advice. Thanks!

I have this in audio book format. Lots of good info. I wished I read this before I rented my house out to a family member.

Forgot to mention that rent is 1300$ and the tenant owes me 100$ for last month. Is that reason enough to start the eviction process?

How would you guys recommend dealing with a tenant who is a family member and 100$ behind on rent and just brought a dangerous dog breed to live with him on the property? I don't want to ruin the relationship but I think I am being taken advantage of.

I recently moved and I am renting my house out to a family member for a few months. We didn't really talk about pets in a lease. Now I am getting calls from people in the neighborhood saying a pit bull is running the street without a collar and he lives at my house. Not sure if he is dangerous or not. Thanks for the info about State Farm. I will look into this further. Is there any way I could get sued if his dog bites someone?
