I’m currently licensed to practice real estate although I’m not yet hanging my license with a broker. I also have my Notary Public and I’m also considering getting my appraisal certificate. I was wondering does anyone have experience using my approach to add value to themselves as a Real Estate professional. More specifically, has anyone ever seen a situation where an individual has their license for real estate AND an appraisal cert? All input is welcome!

I’ve just started the free trial. I know how to find a building owner using county records, so I cross reference for the most recent name on title. DealMachine offers the previous owner not the current. Do they update this app at all? I’m skeptical...

Hello I’m a new investor in the Chicago area trying to get into contract assignment. I just have some questions regarding the process. Assuming I have a buyer and a seller, what would be the step by step process to execute an assignment. I have a title company on hand already as well as contracts. Once I have the property under contract, do I need to file that with the title company? Or should go to the title company after I have the cash buyer? Who do I take to the title company first once I have the deal ready to go?

@BrianGarrett Point taken, I’m familiar with the purpose of a wholesaler. I’m just trying to be as strategic as possible with this meeting so that I have as much data as I need. Do you have anything to offer on anything I’ve asked?

Hello Fellow BP investors! I’m looking to get started in the wholesaling business in Chicago. I’m here to ask a couple of questions regarding this preliminary stage in finding deals. I have a close friend who is a licensed agent(I also plan on getting my license within a month or so) and I’m trying to find hot zones in my targeted areas. He is allowing me access to the MLS thru him but I’m uncertain what data is best to have in order analyze comps/potential deals. Here are some things I plan on asking: -Comps in my target area -Hot Zones Things I’m unsure on: -What data I should prioritize without having a subject property to allow me to find potential deals -should I continually check in with him to record update data? How often should I update my data? -could I set something up on MLS thru him where he can send me updated data? -Are there any resources outside of the MLS for me to utilize? If anyone has experience as a wholesaler or an agent working with investors, I’d love for you to chime in and let me know any tips or suggestions. Thank you in advance!

Hey fellow RE Investors! My younger brother and I are starting a wholesaling business. Its to raise capital for more long term cash flow.  

Our chosen marketing canpaign will be direct mail, email, and bandit signs. As far as bandit signs go, we want to begin with blank yellow ones to save money. Does anyone know where I’d be able to find such signs? 

Im thinking menards or home depot because specialty sign companies cost an arm and a leg.

Hey everyone. I’m a 22 year-old from Chicago who is looking to obtain my Real Estate License as well as start investing in properties. I figured someone here has some information on what different skills can be extremely valuable to have if you want a successful real estate career, business, etc. As an example, a good lawyer would have to be good at persuasion, research, finding clients, networking, and great vocabulary amongst the other things. There are obvious skills that are valuable in real estate like being “driven” or “resourceful” but I’m thinking in terms of something a bit more tangible. I want to develop some fringe skills that would benefit my real estate career. Also if there would be a skill or trade I could learn in regards to current events and markets that would be somewhat of an advantage. I’m open to any suggestions here along with any online education modules or books.

Hey! I'm Myke Manning originally from Chicago, Ill. but I now live in Columbia, Mo. I'm 20 years old and I'm looking for an opportunity to learn about Real Estate and become apart of the industry at a young age. I must admit that I'm a drop out, but I plan on finishing my bachelors by 2018. My father would make me help him restore different properties he's owned because he believed that I needed to use my hands. I didn't appreciate it at the time, but looking back on it today it seems I've developed an interest in Real Estate. 

I want to make a successful and rewarding career out of the Real Estate industry. I'm always excited to learn and network with other individuals who have knowledge to offer, and experience in the industry. My dream is to own my own Realty Company and be my own boss (as is everyone else's). I'm willing to make sacrifices and take the risks necessary for me to succeed in Real Estate. 

I created an account on here after googling: 'how can I enter the real estate industry at 20?' After coming across an article, it led me here and I'm anxious to join the community and start developing experience in real estate. Any advice or stories are all welcome here and I'd be more than happy to connect as colleagues. Like I said, I'm happy to be here and thanks for creating a community where I can find the knowledge to plan my success!
