Wholesaling Confusion. Help needed!

Hello I’m a new investor in the Chicago area trying to get into contract assignment. I just have some questions regarding the process. Assuming I have a buyer and a seller, what would be the step by step process to execute an assignment. I have a title company on hand already as well as contracts. Once I have the property under contract, do I need to file that with the title company? Or should go to the title company after I have the cash buyer? Who do I take to the title company first once I have the deal ready to go?

Hello Mychal Manning

At my title they will first ask for the signed offer to purchase contract with the seller, then they will start the title search. Once the title search is clean they will then ask for the signed buyer’s signed contract. But your title company may operate differently.
