I would suggest instead of just posting "Is this a scam" you should contact them and get a list of their customers to talk to. I have never done business with the company but I know if I was reading a post on my company like that I would wish someone would do research on me before just saying "Is this a scam"

Have you had a bad experience with them? Have you heard of a bad experience with them?

Don, I know for myself I think of us as a business. When you have payroll employees, receivables, payables, and are considered a dealer by the IRS to name a few, then you clearly are in the business in my opinion. You are an investor when you buy your properties from an investment company and or receive your paycheck from somewhere other than real estate investments.

Anyone recommend the best real estate tax specialist in the country? I have a client that needs to avoid dealer status on his investments with us and I want some exceptional guidance. Specifically someone who has worked with bigger clients.

Land Contracts!!!

Its going to require small companies that can finance homeownership to rebuild value in neighborhoods.

Detroit is good for one thing. Profitable deals!! No I am not talking about the BS $1000 houses that everyone wants to sell. They are just that, pieces of crap.

But, I digress, that is for on-topic discussions. Detroit downtown will never be vibrant, but the surrounding suburbs are amazing. Did you know Oakland county which is 15 minutes north of Detroit was the second richest county in north america? There is a ton of cash in Michigan, too bad the governess tries to tax it all away from us!!

I also recommend the Larry Goins Brain Pick-a-Pro. I download them to CD and listen to them in the car. If you can get past the first 5 minutes of "hype" and the last 10 minutes of selling, you can really get some good information.

That is quite a tall task to just have an effective answer provided to you. Might I recommend the book, "The Referral Engine" as a source of marketing ideas that can get your leads generation super-charged!

Deyon,

If this is going to be your first deal, I would shy away from fire damaged or mold infested properties, unless you are an expert in those areas. Its very easy to get problems after problems occur on unique properties such as a fire damaged property.

I would recommend if you want to wholesale it to someone, you get a hold of the biggest wholesale company in your area to give you an idea of what they would take it for, otherwise, I would find a less challenging deal to start off, that way success is faster and easier!

I am hearing food, referrals and trips would work! I am on board with trying a mix of suggestions everyone has offered. The question becomes, does a seminar you have attended have higher attendance in offering a trip, compared to the same event that didn't? The only reason I ask, is that we once offered a some prizes as part of our marketing for one event and we only had 12 attendees. Do you put a minimum # of attendees to give away, say a trip?
