Hi all, looking for an advice. The long term tenant of over 8 years has 2 unauthorized roommates living in the unit. I understand under LA City Rent Control, we are allowed to raise the rent by 10% for additional tenant. Is it 10% per person or 10% per unit? Thank you.

Without knowing your location or how bad is the crime rate there, this can be a lethal suggestion, but have you ever thought of moving in to one of those units especially while the construction is underway? Potential tenants may feel safer if you are the owner living in there. It will probably deter bad tenants to move in if you disclose you are the landlord. You just have to find a good tenant.

I heard terrior dogs are excellent hunters and pest deterrent.

Hi all, one of the prospects is an owner of a car repair shop near by our rental property. Our property has a large outdoor parking space, which they will be naturally & possibly parking their clients' cars. Is there any insurance the TENANT can insure us in case their car get damaged or their car damages our property. Thank you in advance.

Hi landlords, so you spot the fake document such as pay stubs or letter of employment verification. Is there any place to report such a crime? Thanks in advance.

This can be overkill but how do you make sure the prospective tenant’s teenage children do not have criminal background? Do y’all run criminal background check on the children? If so do you correct the application fee? Thank you.

Thank you all. Yes, we need to come up with the release of liability clause to the lease. It is rent controlled area and zoned residential. Maybe she should look for a mixed unit zoning. Really appreciate all of your insight.
