Hello fellow LA investors / landlords!! Has anyone got a tenant placed via Leaseup program PATH initiative offers? Www.leaseupla.org sounds so good during corona days and I would like to know any downside of it. Thanks in advance.

We are repairing rotten subfloors. Before laying new tiles, do you recommend to spray termite chemical? Is it a normal practice?

@Rob Gillespie it is to me Rising cost of maintenance and repair I feel I didn’t sign up for. Construction labor is at least 30% higher than 5 years ago and I know materials are creeping up fast as well.

Thank you all. Based on your responses, we cancelled this after 3.5 months in. They refunded the application fee. Still it was too much opportunity cost to let it sit for nearly 4 months. It's funny as we shop for the new lender, the same failed loan officer had nerve to contact us again. I asked him to remove our info from their database. He said he would. Then they keep spamming us. The name of the lender I would not disclose here as they have too much private information of ours haha.

@Cole Britting hello. We have a 2744 sqft triplex in 90062 we are considering to sell. The owner unit with 2 car garage which you maybe able to make it to 4th unit by converting, will become vacant on 1/1/2021 for house hacking. It’s appraised for 825K on October 31. D class neighborhood with a lot of potential as it’s 20 min to silicon beach and 15 min to dtla. Let us know if interested.

@Luis Cruz hi Luis, we have a triplex in south chesterfield square 90062 that we are considering parting. One unit will be vacant on 1/1/2021. Total 2744 sqft dwelling sits on the opportunity zone, 8000+ sqft lot. Let us know if interested in purchasing.

Thank you Daniel and David. They quoted 2.25% for primary & 2.5% for investment. Such great rates but I feel stuck and annoyed by the “it’s covid” excuse for their incompetence!

@Mikel Kaubfa the listing agent did NOT disclose and I freaked out when the other tenant of the duplex reported a tenant died of natural cause after the purchased. Went to county clerk’s office to confirm the tenant was right. When we listed for rent, we had to disclose it. It was signed on the date we did the open house.
