@Victor Spencer II

Hi Victor, no problem! There is a $20 at the door cost, but there is lower cost options like a 3-meeting pass or annual membership. I started coming a few years ago when I made a conscious effort to became really active in real estate and ended up volunteering at the club, then sticking around to help run it. A lot of great people doing pretty cool things.

@Chris Armstrong Not all educational offerings are the same. I have paid for good education and I have paid for bad education.  I know a lot of people who have no education and have paid dearly through bad deals losing upwards of $100k. Someone who is offering hype for sale without educating on the downsides is not ethical. However there are a lot of really good programs out that on niche markets. It would be better to lose $99-1,000 on an educational course to find out that you are not interested in the niche or asset class than to lose a property, deposit or worse. Many off the questions last night from the audience illustrates how important it is that there are good courses out there. Also, not all paid coaching programs are bad. Many of the top gurus out there pay for coaching themselves! The key is finding out what works for you. I personally prefer learn before I get burned.

Al had a lot of good pointers and information last night. I am not a buy and hold SFR investor but found the information incredibly interesting. I would not of thought of doing the business model he is doing. There are a lot of things to understand about short term rentals, time frames, taxes, security, taxes, etc and the benefits and drawbacks that are not immediately apparent and would take a lot of time to learn. What is happening in that space will and has affected the rest of the marketplace especially in markets such as the large coastal cities. Even here in Sacramento, CA the city has already passed new laws to try and limit "hotel" type AirBnB stays.

Al is in the first steps to building a course. So he will have a course offering within a year.  Al does have the beginning of his course offered on his website. It was NOT available for sale at the meeting last night but he did talk about it. If short-term rentals is a niche that someone is interested in, I think the materials that Al is fine-tuning are a good investment.

@Chris Armstrong Al is not pitching anything tonight, he is sharing is experience with AirBnB and other forms of short term rentals. There are no "secrets" just experience shared tonight. This is our local Sacramento monthly REIA meeting that has been in existence for more than 10 years and running. There will be no sales tonight.

http://www.sacramentorealestateclub.net/

Last month we had a local Sacramento Probate Attorney, the month before we had a local Sacramento 1031 servicer, prior to that we had one of the other local REIA club owners talk numbers,..... we have an excellent group with meetings of 50-175 in attendance.

In fact Al is local to Sacramento too. He's a civil engineer that has worked on many large projects in the Greater Sacramento area, just completed a recent overpass in Grass Valley. He's been investing on the side for many years. So no pitch, just good solid sharing of information from one investor to another.

This is great for anyone AirBnB curious! You can even do this model with multifamily spaces.

Are you getting the best returns on your rental properties?

Al Williamson will share his experience on how he has maximized is cash flow of his SFR portfolio with short term rentals like AirBnB and professionals rentals.

You will learn:

  • The 5 ways to profitably operate a rental (HINT: traditional landlording is the least profitable mode)
  • How to harness the power of Internet 3.0 so you can multiply your net income
  • Why you should have at least one short-term rental unit in your portfolio
  • How you can legally operate a short-term rental without working yourself to death

Al Williamson is a professional engineer and has been a landlord since 1996. He founded LeadingLandlord.com in 2011 to document his quest to develop additional cash flow streams for his rentals. In 2015 he achieved his goal of paying the first mortgage of his apartment complex with ancillary income beyond tenant rents.

Al is the author of two real estate books and lives with his wife and daughters in Sacramento, CA.

Real Estate & Probate - Ins & Outs of Conservatorship & Trusts

Tracy Potts, principal of Legacy Law Group, will break down the probate sale from start to finish.

She’ll cover understanding the roles of the probate attorney, executor, and/or conservator, nuances of listing agreements and offers, including overbids, and appraisal rules, when the judge/courts must be involved, and the realities of beneficiary interference or conservatee involvement. Most importantly, Tracy will talk about why timing is everything for properly closing the sale.
