Reduce your Taxes & Liabilities!

Ben Franklin once wrote, “in this world, nothing is certain but death and taxes.”

The first, we have limited control over, luckily however, the second we can control with proper planning with help from professionals. In fact, you can even soften the blow of the first one with the right planning on the second!

Real Estate deals go far beyond the deal itself, structure and tax planning can turn a good deal bad if not done properly. Before jumping in, do you know which type of entity to use? How many entities to use? How these entities affect your tax liability? Is there a better way to do it? Where should you form it?

Our July panel includes an attorney who focuses on estate planning and ownership structuring and a CPA who focuses on structuring and tax planning.
In a relaxed conversational panel, we will talk about things like:

  1. When is it better to use an LLC or a corporation (and why to choose a S or C tax structure)
  2. How are the tax laws different for real estate businesses versus real estate investments
  3. What actions must I take to get asset protection?
  4. What must I do to maximize my tax benefits?
  5. And YES, we will tackle the new tax reform laws and how they affect real estate activities.

Learn the Red Flags of Bad Contractors!

Have you ever has a bad contractor experience? Do you know your rights when hiring one? Do you know what to ask? Have you managed contractors when you can’t visit the property?

We’ve heard from far too many flippers who have lost tens of thousands of dollars to bad “contractors (some upwards of $100k). From no permits, to missed deadlines, change orders, safety accidents, or even doing a disappearing act, you need to know what to look for and how to manage the project.

Having the right people can make or break a deal.

Whether you are flipper, buy-n-holder, lender, or just someone looking to remodel their home, you want to get the low down on the good, the bad, and the ugly when working with contractors. This month we’ll hear from from our favorite contractor Merton.

From licenses, permits, contracts, payments, and managing projects, Merton will help walk you through the blue print of selecting, hiring and working with contractors both in your back yard and out of state.

Whether you are a new investor or an experienced one, Merton will provide guidelines to protect yourself and avoid becoming one of those horror stories. Also get plenty of tips that make doing multiple flips easy and efficient.

Merton is a completely turnkey contractor who has done hundreds of projects throughout the Greater Sacramento area, from Tahoe down to the Bay Area. He has experience on small homes that sell to first-time home buyers to homes in the million dollar range. He works with investors and home owners alike. We are lucky to have him as part of our club!

I did go through George's classes and started a private lending company afterwards that did very well. 

I've used what he taught in various deals, and even thought this is the basics of banking/finance and should be common knowledge, it's not widely known/understood by the public.
