I am under a contract to buy 5 bed 3 bath SFR near UC Merced of approx 3045 sq. feet on 7000 sq.ft lot built on 1980 from an auction for $290K. I am not sure if it is a good deal even though i looked-up Zillow and Trulia both of which shows approx $310K. Appreciate if someone local can chime in on the price.

I am very much interested to be part of group investing in Mobile Home Park. Please message me with details.

@Jeffrey H. I agree it's not worth it and won't enter into a contract.  I am a new bie and thought will go through the motions to practice what questions to ask to the city to evaluate  future deals.

Water and Sewer at the lot and connected to city lines.

Electricity/Gas/water/sewer paid by the renter

Price: $35K cash

I read Henderson is second most dangerous city in NC. I would like to get inputs whether this is the right city to invest in as well.
