Hello BP,

I'm highly interested in purchasing a Self-Storage Facility this year, I've read books, looked at youtube/instagram videos and podcasts, I'm interested in a mentorship program, because I need assistance from start to finish with this process ( i.e. Analyzing the Deal/Purchase, Operation, Property Management, Automation etc.., However, I’m concerned about (SCAMMERS). I am fearful of someone taking my hard-earned money and leaving me in debt. I have a mentorship program in mind (Self Storage Income by AJ Osborne), I've listened to AJ's videos/podcasts and wanted to get some advice about purchasing his mentorship program, has anyone used his mastermind/inner circle program? This is a huge investment, and I wanted to reach out BP to confirm that he is legit, does anyone have any insight about him or any other mentorship programs that you know of that is credible that you can suggest?

The target that my VA is calling are Probate/Inheritance, Vacant & Absentee's it's not random.

I can relate with you because I was in that position end of last year. Can you elaborate on this its a pretty broad statement? If I found a warm/hot lead I would use your strategy but I can't even get to that point because I am not finding the deals, what I am needing is to find out how can I fine tune my marketing and utilize my VA as efficiently as possible to find deals!!!

I've not listen to my VA's convos however, that's a pretty good idea, we are moving more to the SMS but I can still see what my VA is texting as well, I found my VA through REVA which this company stated their VA's were trained in Wholesaling, Acquisition etc... I've not done any Cold Calling prior to hiring my VA because I have a full time job, I do use a CRM (Invelo). I would like figure out why im not getting deals or even hot leads, this company told me that I should be getting 1-2 deals a month and this is not happening, I have a lot of leads and spending a lot on them, I will take your advice and see the text messages and listen to the cold calls from my VA. Any other advice I should look at?

Hello BP,

I've been using a part time ( 4hrs per day 5 days a week) VA for 3 months now, my VA is doing Lead Gen, Cold Calling, SMS, Direct Mail, Email & RVM, my question is I am not getting much success with this strategy, should I be patient and continue to wait and trust the process? Should I create another strategy for my VA? Should I look at hiring a new VA? Is this just a really tough time finding deals? most leads I am getting the seller does not want to chat over the phone they only want to chat via text which is not working out to very well because most are not responding back to my questions, I'm sure someone else has experienced the same thing, my question is what did you do to find deals? What advice can you give me to be successful in this tough market? Is anyone out there getting deals and if so, what strategy are you using?

Hello BP,

I have a VA that is doing CC, DM, SMS and I am getting several sellers that do not want to discuss anything over the phone they only want to discuss only through text, this question is for the experienced wholesalers, is this a red flag that this seller is not Motivated or Motivated? I am paying a realtor to run comps am I wasting my time with this type of seller? My luck so far has not been good no response after the comps have been ran, I just wanted to know your thoughts.

Any luck on hiring a VA? If not, how long did you use the VA? If you were successful how long did it take to get your first deal using a VA?

Before doing a deal, you need to understand how you can benefit both the seller and the buyer. As wholesalers, our role is to simplify the selling process for sellers. We do this by understanding their situation and offering solutions with the resources we have: cash AS-IS offers, no need for repairs, flexible closing times, zero realtor commission, no deductions for closing costs, and no formal showings or appraisals. On the buyer's side, we make the acquisition process easier by offering deals without them having to interact directly with sellers, eliminating marketing costs, and removing the waiting period for deals.

Your deals will come from sellers for whom your offer is the best option due to their circumstances. If listing with an agent is still their best choice, make sure they go that route and refer them to a good one.

Your "buy-box" boils down to recognizing the kind of properties and the areas with high demand for investment properties. You must be able to determine the ARV or the market rent and then work backward to figure out your MAO and your sell-at price for investors.


Thanks for the insight, I'm currently building my buyers list now I've found several social media sites to put my deals on along with my REIA team website i'm connected to, I may end up doing a double close or a JV on my first couple of deals, I should get some plenty of hot leads from my VA I just hired (fingers crossed)!!! I will also reach out to my REIA team and see if I can get a good buy box!!!

Hi BP,

I've invested into my Brand Name, CRM, Bandit Signs, Post Cards, RVM, Email, VA etc... ) I've only been doing this since July 2023 no deals yet (newbie) I know someone would tell me they could Wholesale with little or no money (Awesome), this is the route I feel I can generate the Motivated Sellers's that I'm looking for with the possibility of getting faster results!!! But now a question pop in my mind, how should I confirm what my buy box is? Please advise!!!!
