What are a few sentences that can begin to be used to attract investors and people I already know?  My mind wants to jump immediately to the numbers (e.g. we would offer 8-12% on their 100,000 investment over 12 months)   I develop land, build and sell homes - with more investors we can do a lot more - all help appreciated or please direct me to already created langauge - many thanks!

Colleagues!

In a hot British Columbia market in the Fraser Valley of beautiful BC - what filters/rule of thumb should we consider when consider purchasing four older homes (tear down and build a good size 4-6 story apartment)? (60 units 4 story or 100 units if 6 story)

What are some guidelines you would suggest as we evaluate this opportunity? There is almost zero vacancy right now in our area - of course, it would be some time to get things ready and build and have ur first renters. Are there some math formulas that help? - you can pay X for land to build e.g. 60 apartments or pay up to Y to build up to 100 Units? I know there are multiple variables on "what type of construction, amount you can get for rent, (here it would be close to $900 -$1,000/ month per 2 bedroom unit etc) - but on the land purchase itself what guidelines show I consider please? many thanks,

We are builders and land developers always needing and looking for more investors to make projects/ventures work.

What are several specific options to offer potential investors?

1. A fixed interest % on their money? (paid monthly or after 12 months or XYZ)

2. Split the net profits on the venuture based on the amount they contribute.

What are several other ways (methods/techiques) we can help or work with  potential investors?

Understood thank you David the city zoning will determine the density but one can build "less dense" than zoning never more dense. Hence my question: if zoning say allows for three small lots sizes and three homes it it better to simply do that or parcel the area into two larger lots and larger homes. Maybe it is just a math question. Sell three homes for 400K each or two larger ones for 600k each? If that was the math then two lots and services is cheaper than creating and servicing three lots. What other factors should I be looking at?  all new homes sell  quickly in our hot area in British Columbia

What makes more sense  and what are the factors to examine when we (as builders/land developers) are faced with the option in creating a subdivision of building more homes on smaller lots or fewer homes and maybe larger homes on larger lots?  is it just the math of what we can make in each scenario or are there other factors to consider?  Thank you.

What size multifamily unit should I start with?  We are builders also so was wondering if we should start with an 8-12 plex before venturing into a larger apartment venture.  Thoughts?  Right know we have built and sold 7 single-family homes and are subdividing other property into single family lots right now.
