Attracting Investors

What are a few sentences that can begin to be used to attract investors and people I already know?  My mind wants to jump immediately to the numbers (e.g. we would offer 8-12% on their 100,000 investment over 12 months)   I develop land, build and sell homes - with more investors we can do a lot more - all help appreciated or please direct me to already created langauge - many thanks!
