Hey there,

I was wondering at what point a 1031 makes sense? I have a property which is the first I've held over a year. Someone told me to consider a 1031, but is it worth it if the profits are only 40K?

as in their fees eating up your cashflow? because it will still cash flow at my sale price when including hoa.

or as in their rules and regulations?
because I'm good there too...

Y'all scared me a little, but I hope it'll be ok ;) . Recently got a great deal on a condo, in a REALLY nice complex- gym, pool, etc. Fixed it up, just got it rented and am hoping to flip it as a turn key investment, not to an owner-occupant. The numbers are great (cashflow for the buyer), so I think I'll be able to find a buyer, but if not, its nice cash flow so I don't mind just collecting rent.

I'll let you guys know what happens ;)

Someone has been talking to me about how they've been using private money for properties they keep long term. I guess I've been wondering how people structure private money deals for buy and hold, because I don't know when they would get their initial investment back.

Maybe its a non-issue, but I feel like if I were investing in somoene's buy and hold deal, in addition to my monthly $, I'd want to know what happens with my initial investment. Does the investor (the real estate one, not the funder) decide when to sell? What if he doesn't want to sell for 20 years? Does he buy out the PM investor?

... Just wondering, thanks for any input!

Two questions, as I'm I've never done owner financing with a realtor involved.
1. As you mentioned realtors, did the mls offer owner financing or did you just decide to offer that way?
2. Do the realtors actually let you talk to the seller? I've wanted to do that once, but wasn't able to.

Hello,

I just cancelled a contract, and the title company said that they would send me back my EMD - $150 "title exam fee." Is this normal? I never got so far as to order a title exam, and they never sent me any information on the title of the property. Can I negotiate this?
