I've been researching marketing ideas, and I don't remember exactly which thread I read it on, but people were saying NOT to pretend like you want to live there. You can say you buy in that area, but don't pretend like you're going to move it.

Search the marketing forum, and there are a lot of ideas on there.

I'm surprised no one has mentioned Grasshopper. i think its 7/mo. and you can turn it into a fax line that comes into your email. Handy for receiving really long contracts.

My VA is $8/hr! I need to look into this.
I really like my VA and we communicate very well over email, but I've never thought having him screen my calls. Did you give them a script? Do you trust them to answer questions the seller may have?

I'm asking you because you guys are in CA. I've been afraid to put up bandit signs because I have NEVER SEEN ONE. I've seen some for holiday lights around Christmas, but i just heard that they were really strict here, and since I've never seen one, I just thought that people don't do it.

So, where do you hang them? Have you ever gotten in trouble?

and for everyone: do you hang them yourself or is there a service?

Facebook allows you to have "pages" for businesses. I have a page for the selling-to-investors aspect of my business. Theyre really easy to make and manage. People don't have to be your friends to follow that page. I don't add people I don't want to see my stuff on my personal page.

Personally, I wouldn't go for 20 on 80. I think many people may be looking for a better spread, but there are probably others who would go for that. You never know. Plus, you're saying that they would be in the same boat as the original seller, but a little lipstick on a property can work wonders. If there really is 20K to profit, you might find someone...
