I recommend you hire a pool company to service the pool at least 1x a month. Build this cost into your rental price or enjoy the loss on your taxes. Either way by having a professional company maintain the pool it will save you thousands in deferred maintenance by poor tenants. And trust me NO one wants to maintain a pool. Especially renters.

I am not an attorney, but I am a licensed real estate salesperson in Texas and CA. If I was in your situation this is what I would do. Use a State approved contract or have an attorney prepare an agreement between buyer and the seller. You will actually enter into an agreement to purchase each individual property for an agreed upon price, with a lengthly option period to procure a buyer and make sure you have the right to assign the contract. 

When you find the right buyer you can do an assignment for the agreed upon contract price. I recommend you do a simultaneous closing and the difference between what your purchase it for an what you sell it for is yours. If you do not procure a buyer then you should make sure you have a right to terminate.

By entering into a purchase contract he cannot sell them to anyone else.

I have been a landlord for 10 years and I have found my time is better spent looking for my next deal, or with my family.

I have recently found a great property management company. And best of all they do not charge 10% which is typical. For those looking for a professional company, low fees, vetted vendors who will find an fill your unit quick check them out. If your property is vacant they do not earn anything, so they work to fill it with a great tenant.
