But just to steer things back to my question if I may I'm looking for other avenues to try and list this on. I'm on Loopnet, western investor, icx.ca, where else should I have this listed on to attract north american buyers?

You have a good point. I know there are deals to be found in the USA. This deal would likely more appeal to Canadian REI's looking to buy in Canada. It's located in Thunder Bay Ontario. Based on the Ontario market it's a good price and good cap rate. But no you can't compare it to some stuff selling in the US. However, just that many Canadian buyers have a hard enough time it seems buying outside their province, let alone buying outside their country.

Well to give you a bit more info. It's grossing about $32,000.00 per month. I calculated it to be about an 8% cap. Also I'm offering some seller financing to qualified buyers. I really like this building, and the location is in the good area of town. Lot of upside to this one I tell you! Where else in Ontario are you buying at $42k per door, other than Windsor. It's a really good deal. I'm selling because I'm getting out of real estate. I have 2 more buildings left then I'm just gonna take a break from it all for a while.

Because your dealing with single family h then I think you have a lot of options if you keep looking around. Remember the saying "if you're not embarassed to ask for the amount, then you're paying too much". It's a buyers market out there. Offer something very low. See how they react. Lots of houses for sale. Also go with your gut instinct.

You can get a used copy of Carlton Sheets no down payment course off of ebay for cheap. Also another good one is Dolf dee roos - real estate investors college. The dummies books I think are probably a good idea as well. Here's a tip: just turn on commute time into study time by listening to audio books on REI. That way you'll get the hours in your need to learn the business.

I think a realtor will tell anyone that something is a "good deal" just to make the sale. ie: I was looking at a house. I was perhaps about 90% there in terms of buying it. My realtor is looking it over and he said something like "wow now this is a good deal. I should mention in case you're not interested in this one let me know because I might just buy it myself". So I thought it was a "really good deal" and ended up buying it. So they use tricks like that to get you to buy stuff.

Well I've tried lots of businesses. Only had success with one other. I only recommend REI to people I meet, it's definitely the most lucrative by far.
