Post: General Numbers

Can someone point me to an article with some real numbers? I would like to know the actual profit from a SFH and apartment buy and hold. No flips please. I understand that numbers vary, but I would just like to see something.

Also, is there a trend for more people renting or buying homes/ apartments?

Thank you,

Mike

@Kerry Baird Okay, thank you so much for your insight! It's great to hear from people that truly know the demographics and economics of the industry!

@Kerry Baird From my understanding, there will always be areas of the nation where inventory is not tight, correct? Or does the entire industry nation-wide change together?

Also, is there a trend with people buying or renting? I've read multiple articles saying that either more people are renting or more people are buying.

Thanks,

Mike

@Cassie Sherie I'm looking to get the degree because my final career goal is to be a commercial broker. I do understand it is not necessary, though. I would like to learn from mentors but it seems that everyone wants money, which I do not have at the moment. I just graduated high school, so my funds are a bit low haha. Thank you for all of your advice though. I am working on my people skills.

@Joe Fairless Yes, I love your advice on getting an entry-level job! I am going to contact a commercial broker I know and see if they have an available positions. Thank you so much!

@Joanna Gossett I would specifically like to get experience with commercial and multi-family, but as an investor I have heard that SFH are easier to get started in because of cost. Is this true? Would I need a license to work with a multifamily management company as well?

Thank you,

Mike

@Joel Owens Is it possible to start investing out of my local area despite my lack of experience and my age?

@Kerry Baird So from my understanding, you believe that once the banks begin offering 3% down, the market will get busier? Is this a good or bad thing for an entry-level investor such as myself?

I'll work on building up my credit by getting a credit card. I'm also educating myself on how to get money from private lenders, so hopefully that will help me.

Thank you to everyone who has replied. I greatly appreciate all of your advice. I hope to see you around some day!

Hello BP community,

I am searching for a part-time job that concerns real estate. My final goal is to become a full-time RE investor, but I will need money and knowledge to get there. So, I would like to knock two birds out with one stone: What entry-level job can I get that allows me to learn vital aspects of the real estate industry? Please keep in mind that it would be part-time as I am going to attend my local university to obtain a degree in Real Estate. If it helps at all, I'm located in Las Vegas and Henderson, Nevada.

So, which job should I search for? All opinions and ideas are welcome!

Thank you,

Michael Schwob
