Also, is it advisable to stick to properties under that I could purchase for under 50k?

Jim,

Thanks for the info!  I understand that no money means I'll still have to put up some cash for little things. I guess what's on my mind is if I find a house and a willing buyer, do I need to put earnest money of any sort down to secure the property under contract?  After I secure under contract I would then flip it to an investor.

Also, in your opinion is finding sellers willing to go to your terms more difficult than finding buyers?

Hi,

I've been looking into wholesaling because from what I have learned so far it doesn't require credit or money upfront (both of which I currently lag on).  I'm a real estate enthusiast, in the process of getting my real estate license, and am making real estate a lifelong learning process. 

Does anyone here do wholesaling?  and if so what have you experienced as far as what's required from you to wholesale a deal?

By property management do you mean partial ownership?  I am actually in the process now of obtaining my license.

Hello,

I"m trying to acquire multi-family commercial properties but I lack any capitol for a down payment. I have experience in managing a 4 plex over the past 8 years but I don't have any ownership in it.

If I find a cash flowing property for say $1 million Is it possible for me to offer a partner/investor say 80% ownership in a property that I would run and do all the work on, but with me putting zero money down from my pocket?  

I would appreciate any comments,

Thanks for the info everyone.   CURT DAVIS I agree that I should be looking at cheaper properties.  I'm looking for duplexes, tri-plexes, etc.  

In looking at these properties, would owners be willing to finance all because it's cheaper?  Or possibly 90-95%?  I could raise some capital on the right property, but obviously the less I have to raise the better.

 Looking for help here,

I intend to acquire multifamily real estate in the near future, but currently lack any capitol for down payment funds.  How do I find a deal where an owner would give me 100% seller financing? I've made a few offers with this method of financing and so far none have been accepted. Also, as far as this type of financing, should I be looking at properties less than million?

Hi everyone,

Just had one question.  If I bought an investment property for say $1,000,000 and the bank was willing to finance 80% ($800,000), could I have the seller finance 20% ($200,000)?  Is this legal???
