Okay I agree with that. So what if I was still able to purchase the property at 65%-70% ARV minus rehab and my fee. Is it not still worth pursuing?

Also, what happens if I and the seller sign the P&S agreement with say 60 days to close and I cannot close by the 60 days stipulated in the contract? Do both parties just simply walk separate ways?

In other words, do I simply fill out a P&S agreement, find a buyer and fill out an Assignment contract?

Not sure why.  So if there is a lien on it, is the balance of the lien the lowest amount I could offer on the property?

Hi,  I think I found a property I can wholesale.  It's listed by an real estate agent.  I just wanted to ask if it's the same as dealing with the owner only???

Hi,

Just had one question.  What happens if I find a willing seller to wholesale their house for say $10,000 but there is a balance still owed to the mortgage company for $20,000 what happens?  Does my offer have to equal the balance at minimum?  I'm kind of stuck here.  And is it the same for a tax lien?  

I think that the title company will deal with this right? But I would just like to know before the situation actually rises.

One more question, if I find a property where the seller is willing to sell it to me for say 10k, but the property has a lien on it for 20k, what could I do here?  Can I simply still buy it for the 10k?

I'm with Patrick,

I myself am in the process of obtain a real estate license and also am very interested in wholesaling.  I've heard a few people tell me that getting a license will give me an advantage. Is this because agents simply have access to listings?  But as an agent can I wholesale one of my listings?

Nathan,

I could be home for that cheap as an agent???  500-1000???  Are these houses that a typical wholesaler would look at?
