Quote from @Michael Jones:

Why go through this trouble? if you want to have the tenants pay for the water bill why not just raise the rent enough to cover the water and explain to them the purpose for the increase. You are then left with just one bill to collect each month from the tenant.

The RUBS is not permitted in the state where the property is located. Increasing the price does not always work as the units become less attractive compared to other properties on the market and potentially less tenants qualify based on income.

Hello!

We have a multifamily property consisting of a number of buildings, three stories each.

We have been installing water meters to bill back the water to the tenants. Each water meter is supposed to connect to Wifi to transmit the water usage data to the third party that sends the actual bills to the tenants.

We do not have an office on site. Any ideas on where to install a Wifi router? We need to make sure it doesn't get stolen or vandalized. Has anyone had similar situation?

Please join us for our July networking event at the Stone Brewery - Escondido.

The event will be hosted by @Rich Somers.

Should you have any problems finding the location, you may contact Rich at 619-866-8869. Please look for signs on the patio.

Rich Somers will be hosting Beers and Deals in San Diego from now on as I will be stepping down as a host. It's time for me to pass the torch! :) The format of the networking events will not change.

This event is not sponsored by anyone, and there will be no presentations. Simply come to meet and greet other real estate investors and real estate professionals from San Diego. Everyone is welcome.

See you all there!
