The plan was to do as much in-person networking as possible (via regional RE networking events). And then pay for digital advertising on local RE/business centric websites. In terms of mailers, if I'm targeting commercial-type properties, how would I target commercial landlords or businesses that own their own real estate? I want to avoid sending mailers to the masses, and would rather have a targeted mailer.

Hello Fellow BP'ers,

What are some ancillary businesses/companies that typically choose to locate close to Amazon Distribution Centers?  Most specifically, companies with light industrial uses. 


Also, using historical precedent, have other like-kind/large-scale businesses (FedEx, GEODIS, Home Depot, etc) chosen to open their own distribution centers within close proximity to the ADC?  If so, what is the competitive gain in proximity to competitors?

Dear BP Community,

What are possible uses/concepts for the repositioning of a large retail center? A center whose complex is continuous/interconnected and is located in a suburban area. 

I'm curious to hear because, without any supporting facts or figures, I believe that the popularity of the traditional retail experience is fading and over the next decade online retailing will take an overwhelming majority of total sale percentage.  This new wave will force anchor tenants to shy away from renewing leases in these retail centers and leaving owners to reposition their asset (provided retailers are unable to successfully modify the functionality of their space).

I'm looking to purchase my first asset and I'm targeting foreclosed, pre-foreclosure, REO properties. I am novice when it comes to foreclosures - what websites allow users free access to finding these types of properties? Please note that I'm targeting the South Bronx, near Fordham, Bed-Stuy, Crown Heights, or Jersey City Heights. Any and all help is appreciated.

There will not be a uniform number and there are a lot of variables before one can give a concise answer but at what percentage is reasonable for the bank to indulge in a short sale?

@Brandon Hicks The "Confessions of a RE Entrepreneur" is a great book. I'm 3/4 of the way complete and I've already used his strategies within days of reading the material.

First off, thank you Karen for responding.

Secondly, I'm looking to get an understanding of the architectural knowledge necessary in the designing phase of development; to be able to design build projects. Whether the project be buy and hold, build to spec, rehab, ground up, etc; I need to get an understanding of the different parts and pieces that are associated with a infrastructure and exterior of any and all types of buildings... i.e. the different types of brick/siding, different types of roofs, different types of heating systems, etc. I just went to Barnes and Noble and picked up the book "architectural's in visuals" and it seems to answer my request but if you have any other books that you would recommend, I will look into those as well.

Lastly, I forgot to mention this as well. I also need a book on the process of laying out a site with tips and strategies. For instance; on parking, the directions of which buildings should face, landscape architecture, etc... I apologize for not specifying but I am not looking for a book that focuses solely on one type, but rather a book that gives a broader perspective of all building and site types.
