Hi @Kimberly Gillock , welcome to BP. 

BP is a great, well-rounded site that offers many different levels of interaction and from reading previous post you are well on your way.  However I would also like to call attention to some of the other BP members have other sites and podcast that have great content. BP is a excellent source but should not be your only.  

Again welcome and don't be afraid to reach out to some local people to be mentors as well - this goes along ways to moving forward and being successful in your real estate investment career!

It's important to understand and to do your due diligence on the property for sure, but also you should understand what kind of return you want to receive on your money.  As @Ali Boone indicated there seems to be some missing information and critical to determining the true outcome of your numbers.  @Vish Iyer also brings up some great points and understanding the entire deal.

Hi Christine, welcome to BP.  I am in the Denver metro area as well and am sure you have been given the list of things to read and the great podcast.  Additionally, @Anson Young does meetups once per month - here you can network with other individuals who are like minded and doing deals throughout the front range.

@Bill Coleman I believe individuals can only grow for personal use in residential areas.  So if they are growing to supply others it is illegal and must be done on commercial property.

I know others from through-out the country will probably see this and debate the issue with you.  I on the other hand would suggest against it as this type of activity will also invite other drugs into your rentals which could cost you $$$$ to mitigate your property.  Are you in Real Estate for money, then think twice about your decision and pick your direction and your tenants wisely!

Hi @Scott Trench not sure if you found someone yet, but I have used O'Connor Roofing - http://www.oconnorroofing.com/   Talk to RaiMund Ruf at 303-601-9951 and let him know that I referred you over.  They are not the cheapest, but also by far not the most expensive either and they do excellent work.  I highly recommend them for sure and used both for personal and professionally.

Hi @JaNarria Johnson sorry to hear you wasted not only money but time with those gurus. I highly recommend trying one of your local REIA groups for a local mentor. Additionally, what are you looking at getting started doing? By stating this more specifically, it will help others understand what you are trying to do and you may have a quicker results.
