That's great @Earl Hicks  it looks like you are jumping in and taking action immediately! good job!

To tag someone, you type the @ and the first three letters of the persons name and it will show a list that you can pick from at the bottom. That's how you tag somebody when that person is already in the conversation, but it seems like you can tag Brandon even without him being already in the conversation, which is cool. You can try tagging him and asking him how to tag outside people, I am sure he will help. He seems like a nice guy from the podcasts and his posts I have read.

@Mark GrazianoHave you thought about a Hard Money lender? Or maybe private money from a family member or a close friend that would let you borrow money for a percent of the profit if you flipped one of those direct mail leads.

I agree with @Account Closed going by the numbers, I do not think BiggerPockets affects the market accept maybe in in areas highly populated with BP members.... for now at least but by the way BP is growing it will soon enough have a major impact on markets.... That's what I think, but we will see, huh?

Just to safe I would go with the ARV being 95k only and the estimated repairs being 28k which would put that the offer price at $38,500 using the 70% rule.

My favorite wholesaling podcast is number 37 with Aaron Mazzrillo because of the way he does things and a very close second is podcast number 42 with Mike Nelson because he explains the process extremely well.
