Lol, @Jon Holdman's comment. Depending on certain factors, there may be an easement by prescription at this point, and even if there wasn't you can't just take a chainsaw to your neighbors property if it's encroaching.

The advice about having your own guy come out & make sure your roof's water stays off his and then lawyer up when the time comes is spot on. I wouldn't talk to him anymore. Maybe a phone call after but definitely NO E-MAILS!

Your neighbor is delusional if he hasn't realized that his roof is clearly a piece of crap.

I added in another 25% for vacancies, maintenance, and reserves. 

This morning when I checked my e-mail I had an e-mail from a wholesaler responding to a craigslist ad @ 2am. While I didn't think it was rude, it left me with a slight doubt that he approaches his business as a business.

Not sure how behind you are, but if you are behind + have another place to go I would hire a real estate professional to sell your home on the open market ASAP, paint it and freshen it up as best you can over the next two weeks and list it at or below what they recommend. If it would help you out I can recommend a good agent in the Houston area as I have a few contacts down there.

Have you signed a p&s yet, or just offer? If offer, did you use the MAR "Proposal to purchase" form or the GBRE "Contract to purchase"? 

Josh Birrell hit it on the head, there is very few mls deals on cape cod right now & this time of year. 

I partner with another BP member here on the Cape, If it needs more $$ out of pocket than you feel comfortable with we may be interested in knowing about it as soon as you give the red light to the other party.

Hopefully this post won't get taken as a solicitation, it is not.

I am relocating to the area & need a good RE attorney in the southern vermont area, also looking forward to networking on here as well. I'm leaving south shore mass and upper cape cod area where I have been working as an agent part-time & also rehabbing a property that is set to close in 3 weeks, I am under contract & set to close on my new one in 2 weeks & need a good attorney in VT to review a seller financed note. Thanks!
