To find if they are motivated quickly on the phone I like this tip I was given recently-

Ask them "Why do you need to sell, is it because something major is wrong with the house?"  Or, "Just curious why you are selling? & I ask that because I had someone once try to sell me a house with a (Insert: "A title issue" OR "because the foundation was sliding into a lake")

A lot of times this will get them to offer their true motivation instantly. If they are motivated they will want you to buy it.... and if they want you to buy it they will attempt to ease your concerns that there is a major hidden issue by blurting out the motivation.... "Oh no, nothing like that, it needs some work but my wife left me last year and it's been tough"

As to the original question, you need a license to collect a fee, but getting your license solely to collect a fee isn't that expensive (No MLS or Realtor $$) but you can say "hey Mr. Unmotivated Seller, it sounds like something I might not be interested in, but I have access to the MLS & can find out who the agent is that has sold the most amount of homes near you over the last year and put you in touch with them if you like.... The only thing I ask is that for me doing that for you, you have to promise to keep me in mind if one of your neighbors, or someone you know, has a house they need to sell quickly"

Thanks for linking to that thread, great read! I was looking more for avg similiar to Chris' response. Hard costs.

On your in-demand spec homes on OC, what is approx. $/sqft to build, lot prep & actual construction.

Curious how different parts of the country stack up. Assuming utilities @ street.....

Spec: $140 

Custom: $160

MLS access is KEY. There is no more MLS deals in my neck of the woods, but it is still so important.

I say go for it, it allows you to make some money while learning. I was in the 'flexible hours other job' category. Year 1: no deals. Year 2: 5 deals. Year 3- shooting for 20 & I'm on track :)

That's awesome! Sounds like you hustled a nice little deal, hope it works out well and you can do some more also. It's crazy how different it is in your area, where I live it cost 10K just for the labor on a foundation for a starter house, the cheapest buildable lot is 100K minimum, and CFD or seller financing is almost unheard of.

Hard to tell in pics, but if the roof is nearing the end of it's life I'd do it early. 

Pics of the neighbors houses? I would ditch the awnings, in my area those are rare & grotesque. Def. could spruce up the landscaping a little.

Those issues would cost a lot more than 8K in my neck of the woods. 

I don't know your market at all so I can't really comment but I'll say this- You get what you pay for.
