New Western is an investment real estate brokerage that focuses on wholesaling distressed assets to investors. As far as our clientele is concerned, I've worked with complete newbies all the way up to investors with hundreds of properties in their portfolio.

Our sister company, Sherman Bridge Lending, lends HM to investors at competitive rates. We had a loan program with 0 points available in Texas earlier this year and are currently lending at 13/3 here in Georgia.

Welcome to BP @Anthony Gioia ! I just moved to Atlanta 2 years ago myself. If you are looking to network, definitely make use of BP as I have connected with many like-minded individuals locally through the boards.

You can also try GaReia and Atlanta REIA. Both associations have monthly meetings as well as smaller meetups scattered throughout the calendar.

Lucky for me Texas is a reciprocal state so my license transferred here when I moved. Although I don't have personal experience with them, one of my guys did not like his experience with Barney Fletcher. He ended up changing and going with the one that Georgia MLS offered. I think his biggest issue was the way the instructor taught and that is a variable that can be different when you take the class.

If you decide to do it all online, I used mckissock and was pleased with them.

J Scott - I'm assuming you're speaking of the contract I sent Todd the other day for him to review.

The 14 days that Lyall is referring to is stated in the special provisions of the standard TREC 1-4 family purchase and sale agreement (or in our case GAR/GREC). It states that "Seller may extend closing date up to 14 days".

The copy you have is a blank one I pulled off an associates desk and sent it to through the scanner to you and didn't realize it was missing the verbiage.
