I agree, it is all about consistency. They still work as long as you throw them on a regular basis.

I do believe using other mediums like online/social media are a better use of your time.

Are u planning on using hard money or maybe a private money guy? I can point you to some areas where you can find and rehab a house with 50k but they are definitely more of a rental area.

Welcome to BP Ciera Calhoun ! I love seeing new Texas members on the site.

As far as organizations like Lifestyles, I think there is definitely somethings you can learn from becoming a member. Whether or not you are willing to pay the membership dues is up to you. Definitely feel it out at the free workshop and make a personal judgement call.

With a quick google search you can probably find a handful of investor meetups in your area. Definitely start growing your network, you would be surprised at what you can learn just by talking to different people. The forums here on BP are also a great resource. I have spent countless hours just browsing the forums and I learned a lot!

How do you plan on starting out? Flips? Rentals? Wholesaling?

My latest investor went with managerenthouses.com. All their fees were pretty straightforward and the guy seems pretty easy to work with.

+1 for cement and leaving the tree.

If you decide to remove the tree, 800 is pretty steep. Unless you have a giant redwood growing in the yard, call around and you should be able to get it done for way less than that. For two trees, grinding them down, and haul away I had it done for 425.

I have an investor who has purchased a few rental properties from me and is considering hiring a property manager in the near future. Does any Texas BP'ers have recommendations for a management company in the Houston area?

Any help you can provide me would be greatly appreciated!
