New member in Atlanta --- recognizing the opportunity

Hello BP community! I live in Atlanta and have a day job. My long term plan, however, is to have an opportunity to replace it with passive income from Real Estate Investing. So, what I'm most interested in now is learning how to recognize opportunity. Having listened to MANY podcasts on BP, as well as learning from folks at my local REI meetings, I'm getting bogged down with a simple question: In my market, where there are fewer foreclosures, low inventory, and low interest rates, what do good opportunities look like? I have seen empty and down-trodden houses in my neighborhood and nearby. How can I know whether there is opportunity to make a little cash and learn from the experience? Thank you, in advance, for your advice.
