Thanks so much for the advice everyone!!! I would like to hear more thoughts and techniques becasue I know there are alot of people on BP that deal with notes so the more the merrier. I will keep everyone posted as to how things go for me.

Hi BP Community! I need some help. I have been scouring the internet to find a straight answer to this question and I am hoping that someone could finally solve this for me or at least give me something I can work off of. What department in the bank deals directly with selling mortgage notes (NPN)? The answer is some type of mythological creature at this point .

I know many of you are seasoned vets so I am hoping that one of you can show me the light!

PLZ HELP! :cry:

Steve you are an amazing human being!!! Thank you for pointing me in the right direction. I have sent Bill a message and I hope I hear back from him soon.

This is an example of the POWER that BP brings to an industry. My excitement could not even be possible if it wasn't for people like you and Bill who are truly hoping for the best for others in a business that sometimes gets a bad wrap for being full of greedy people.

Hi BP Community,

I need some help with info that I remember reading on this site about buying or almost forcing the banks to negotiate their NPN as long as I can get the homeowner to cooperate by sending in documentation that supports the fact that the bank can receive some of their investment and save the homeowner from the foreclosure.

I know there are some very experienced note investors here and there is one I remember in particular that stated he has done it several times over several decades using that method I mentioned above.

If anyone can tell me where on the site I can find some detailed information about negotiating with the bank to buy a single NPN that would be wonderful. Or if any of you can share some tested techniques that will help me negotiate a single note with the lender.

I really hope that BP can come through because I think this may be my future if I can get a great model set up

Bill and Rob this is very interesting and like the saying goes you learn something new everyday. Well on BP you learn something new every forum!

Can you guys explain how you are forcing the lender to sell a note by merely having the borrower request that their note in particular is sold?

Well I guess this question is for Scott and Crosswind... Is your service based on a flat fee or a percentage, and what type of gurantees in terms of a timeline do you give to the investor?

I have got to say that I completely agree with Terrance and Nick that the incentive are not going to be enough to make the banks move their butts into gear, but I we must admit that the acknowledgement is a step in the right direction. This course of action is very similar to the modification initiative which is not completely successful but a little helpful for those who have benefited from it thus far. I think that this is a sign of some change for the short sale process and legislation to come.
