Bill I think that is a GREAT! idea. That type of organization and public awareness is key for so many reasons that will benefit Investors all across the country on a whole. Once we built a large enough organization we would have some influence (hopefully) that would impact some of these outlandish laws that impact our lively hood just like the NRA has say in their types of issues. If you are really serious about getting the ball rolling on this project I would be more than helpful in organizing a chapter here in NY.

First off I will like to welcome you to BP and you are definitely in the right place to learn alot.

IMO you should first do your research and pick a specific investment type that want to focus on. This will allow you to gain valuable knowledge when you come across a deal. What state are you in? Advice on BP comes from all over the world but real estate is local so know your area.

I know many of the experts will chime in to give more advice. I wish you the best!

I am appreciating all the feed back! Ryan you make some good points as well as pointing out some questions that I do use in my conversations to see with what level of investor I am dealing with. There really is no way to guarantee anything until the check has cleared in the bank but avoiding headaches and trouble is always a good thing.

I put up a question similar earlier today where the questions comes down to " Where can someone meet and find real buyers for their buyers list?" I haven't received any response so I'm thinking that people are not meeting real buyers locally anymore.

I have a great investment opportunity for the right buyer in my area and I am not sure what is the best way to get a hold of real buyers who are looking to complete deals. Alot of people in this industry as many of you know can talk a good game but fall way short of deliveirng on their word.

I have a 2 family in Brooklyn, NY that was previously an REO. My partner that I am working with purchased it with other properties and is looking to sell it because it was just thrown in the deal by the lender. It's being sold at 55% ARV (CONSERVATIVELY) but does need alot of work. We have received offers from a bunch of "posers" that just ended up having us waste time.

Any advice on how to get in contact with real local buyers in this market?

Otrora you brought up a good point. I wanted to know when sending in a POF am I doing it with the amount I want the short sale for or what? If they counter offer my initial amount do I have to submit another POF or do they just assume that I can perform based on the previous POF?
