@Rich Weese AMAZING BOOK!!! Rich I just wanted to take a moment out to say thank you for writing a book based of actual experiences not just theory from someone who has done it. I am not sure if you intended for the book to be inspirational but it sure MOTIVATED me jump in faster and harder than before. Regardless of when it was originally written the information is relevant and the knowledge is absolutely useful in any market!!! Thanks again for it!

Tommy B. you may need to look into the exit strategy time a little more (3 - 4 months). Unless you have already spoken with a bank that will do a refi with that short amount of seasoning you might have the relative in the deal longer than you expected. You don't want to over promise and under deliver.

Off the top o fmy head I can not remember the name of the two companies that the city is currently using but the company names are stated on the nyc.gov website when you read through it. Be sure to let us (BP Community) know how it turns out for you.

Elizabeth,

That is common in different parts of NYC only because most of the sellers are investors and are doing rent to own deals IMO are rip off deals to begin with. The areas you are targeting are on the more expensive side and $5k would only be about 1-2% of the purchase price if you are lucky. Be careful with those type of deals. Ned Carey thanks for the tip and Joshua Dorkin thanks for the link. I have set up the key word alert and I will update you with my progress.

I have actually been thinking over the weekend about filling the void I was searching for myself. Long Island seems to be an under served market with some great potential. I will be doing some due diligence of being a rehabber in this market. Any advice?

Hi BP,

I have been actively working at networking and building relationships
with investors (real property & note buyers), lenders, agents, and
buyers for the past year or so and I have been fortunate enough to
even close a few deals along the way YAY! but I am seeing a glaring
issue when I come across deals in Long Island.

There has to be investors who do business in those areas but they seem
to be hiding for some unknown reason. I am hoping that one or two
active investors are here on BP or if you know one please feel free to
contact me. There is business to be done for the right investor but
finding any investor in Long Island seems to be the hard part...lol

BP don't fail me now. Also if any of you have any ideas as to how I
can meet some new investors besides REIA groups and old fashion
networking please feel free to leave a tip and I will be sure to
update you guys with my progress.
