Yes, I was actually thinking of looking into the SBA loan options. On those should I go through an SBA agent or find a real estate agent to help me navigate this type of funding? Or do I need both? I plan to figure it out at some point, but if you happen to know that would be great! 


 I use a broker that specializes in SBA funding.

Normally, I would not pursue a zone change but when I originally went to the city and proposed storage units based on its current zoning they said they wanted more houses. That is how we got to this moment.


The biggest struggle for this system is that it is septic and we already know it will cost a pretty penny adding 16 new tanks or several larger communal tanks. 

When we bought this community we were given all the land in the back. This is located in Utah County so it is a more expensive area in Utah and it desperately needs more housing.

Rules of Rent Collection

1. Never collect in person

2. Run payments via an online platform (We use Rent Manager)

3. Pay a constable or the Sheriff to deliver notices of non-payment 

4. Deliver notices on the 15th of every month

5. We try to work out payment plans with tenants and are mildly successful

What are some rules and trends you have regarding rent collection?

 About the same as you except we have the manager deliver late notices. 

Is Rent Manager good with Quick Books? We’ve been using Rent Redi and it’s not going to work out. Several reasons but the Quick Books is a big one.

I went to one of the meetings in Austin a few months ago. It was advertised as a mastermind group and I wanted to make a few connections in the area while I’m working here. I thought maybe we could help each other as I can add value myself. When I caught that whiff of BS about a guru program I waited politely after it was over to ask about the mastermind group. That’s all I wanted.
When I heard the price I said no thanks. I’m a pretty big dog myself. Maybe not a Great Dane but at least a Lab with some pretty sharp teeth. I don’t feel like tying  a 20-50k pork chop around my neck just to get the other big dogs to come out and play. We could have been mutually beneficial to each other. 

I hope things went your way.

I'm from Nacogdoches area. I would send every ugly house someone's way of they send me their ugly mobile home and RV my way.

These questions are hard to answer without knowing more info. Our company is building a few and they are running about 50k per space. These are resort type though and probably the outer edges of cost for most parks. 

Septic will depend on your state and local codes. Size of lots will also. I'm finding most newer parks are making the spaces larger than the older parks.  People just don't want to be cramped up when on vacation or working remotely.

Something elsE you could do to bring the cost down. This time of year it goes on sale. Go find the absolute cheapest cedar fencing you can find and get the price in writing. Then go down to Lowe’s and get them to cut the price by 10 percent. They offer that deal on anything. But you need to do it quick. It won’t be on sale in April. 

I know a fencing contractor that does this every year  and makes Lowe’s send him a tractor trailer load of it for the year.
