Now that we're ~7 years into the recovery, we've seen a ton of appreciation here in the Bay Area.  I'm curious what are people's thoughts on which makes for a better investment all things being equal: San Francisco or the Peninsula?  Is one more recession proof than the other?

You should be able to get to the bottom of this by reviewing the tenant-related documents in the disclosure materials and by contacting the former landlord.  Depending on how tenant-friendly your jurisdiction is and how good the tenants are, it may make sense to just keep them for another year, but varies on the details.

Hi,

I'm interested in investing in rental properties in the Atlanta area.  Please let me know if you know any real estate agents with a background in real estate investing.  Thanks!

You've gotten a lot of sage advice already, so I don't have anything to add right now.  I am curious though how have the tenant been there for 15 years and are only 1k below market rent?

@Melanie Fletcher I'm curious to hear more about the contractor situation. How exactly is your relationship "ruined" with them? It's certainly unfortunate for what happened. Based on your estimate of the monetary damages, it doesn't sound like you paid any monies to the contractors yet.

Hi, I'm interested on learning about any member's experiences with expanding the floor plan and/or expanding a property on a parcel to a duplex in the city of San Francisco. I'm currently considering a property that has an old, very small house where the property is zoned RH-2 for 2 properties.  How feasible (in terms of timing, getting regulatory approval, etc.) is it to either expand the property's floor plan or build 2 units on the property?  Thanks!

I'm looking for an investor-friendly real estate agent in San Francisco. I’m particularly interested in duplexes and small multi-family units. Any recommendations are appreciated.

@Charlie Brown The properties are generally 2-5 units.  Would definitely appreciate any recommendations!
