Thank you to all that have replied to this post, your input & feed back has been wonderful. I'm very appreciative for the help received so I can really help & assist a friend. She's still unsettled about her property, weather to keep it as a rental property or just to sell it. Although i think she's more so leaning towards letting it go.

I have a question for friends, colleagues, & fellow investors. I have a friend who has a house she brought in Alabama, she now lives in Maryland. She's been making the payments herself for the house in Al. But doesn't know what she wants to do with the property. However just recently she has mention or thought about getting rid of the property. Can anybody in Alabama, help me give her some sold advise about that current market? Because I am not knowledgable about that real estate market down their. Thanks in advance

I do ! It's helpful to do so & doesnt hurt! i would advise you to as you gain more experience. You might not have to on every every deal but if I see that the property needs work or some TLC I normally go look to asses the property to get a sense of the amount work it will need to make like new. Your end buyer will Appreicate you for giving them good accurate numbers as a wholesaler which will go along way to working with that buyer again.

Knowing your numbers is key to a successful wholesale deal! God Bless
