New Realtor/Investor in DC suburbs

Hello All!
I am brand new to real estate. I got my license in the state of MD in February and I plan to get my license in DC very soon. The reason I got my license was to get into investing. I figured the best way to learn the ropes was by providing realtor services to seasoned investors. I am very familiar with the phrase "quid pro quo", so I didn't just want to ask someone to mentor me free of charge and not give them anything in return. Anyone willing to mentor me in exchange for realtor services, please message me.

I would like to start rehabbing residential properties in PG county and Washington, DC. Eventually, I would like to move into commercial investing and real estate development.

I am on BiggerPockets to learn everything I can about real estate, find a mentor, and network with others in the industry.
