Thanks everyone.  I was not aware Of baseboard heaters.  We have gas on the property, would you recommend i use gas versus electric so i can avoid the problem of having to put this on separate breakers?

Hi all,

I'm hoping to get some feedback from Section 8 landlords. I'm working on my first rehab that will be designated as a S8 rental. This will be in Macon, GA and the guidelines state the house must have a heat source. The property is a duplex that will have window units as a cooling source. The only problem with getting the heating/cooling window units is the amount of electricity needed to run them. I would have to put all 4 units on separate breakers which would be very costly. Electrician is telling me that even then, I would have to get the city to provide more voltage to the house in order to make this happen.

Do any current S8 landlords use something outside of a central HVAC unit for their places? If so, what do you use? Any recommendations on the above would be greatly appreciated.

Hi,

I have a property that has been rehabbed and i wanted to refinance out. I talked to a lender who said in order for the property to be refinanced, it has to be 6 months since i originally bought it. In order to refinance and pull cash out, it has to be 12 months since i originally bought it.

Has anyone come across this or an i just needing to look at a different lender? I've never done BRRRR but have certainly done my fair share Of research on the topic. Having to keep the property this long seems like a pretty big step that would have been mentioned in the forums.

Anyone out there with first hand expert be that can shed some insight?

Post: Contractors w/o a GC license, is this normal?

All,

I'm investing in a market outside of my own and have a couple of properties I need rehabbed.  I found a couple of contractors who came with very good references but after digging a bit, I find out neither of them has a GC license.  Both are working under someone else's GC license.  I'd love to hear from other investors if this is normal or if it's a huge red flag.  Would love to hear from GC's as well who do this type of work with those who don't have that license.
