I'm an active investor and licensed RE agent. My experience is in residential. In 2023 I am looking to step into small multi-family (5-10 units). I am looking for a commercial agent to help find, evaluate and plan an exit strategy for me. Specifically I'm looking for someone who has done this in the past with their own properties. I am in the Houston market and specifically looking for someone in the Houston market.

Yes I tried agent finder, but all the results were for residential agents like myself.

@David M. the marketing business is pretty much done. I was thinking of using it's track record and established history instead of shutting it down. This is the LLC i would use to convert from marketing to contracting.

My real estate business is already in an separate LLC.

Does that make a little more sense?

Hi BP family,

I'm about 6 projects into my REI career so still relatively new. I was recently furloughed from my 9-5 so I'm going into real estate full time. My next project I will be self managing. It makes sense for me to start a contracting company to manage my own projects. Here's my question. I have a internet marketing business that I've had for about 7 years. It's completely passive and I only have one customer that is taking a major break due to CV-19. I was thinking it would be better for me to simply change the name of that business and change the category from marketing to general contracting. I want to do this to keep the history and keep the high credit limit I have on a business card.

Any feedback on possible roadblocks that could arise out of doing this?

This is my first time seeing the insights.  Great info. I think a quick write up or video explaining what exactly the data means or how the data can be used would be helpful.

Landlords,

I have a property i'm renting out and the tenant is having a family member co-sign with them but will not be living in the property.  I've never had anyone co-sign.  What is the value of having someone co-sign?  Does the lease go in both of their names?  What information from their credit report do you give and not give merit to.  Example, co-signer has pets.  I don't allow pets but he won't be living on the property.  

Any insight into do's and don'ts of co-signers would be greatly appreciated.

Agents who work with rental clients,

We have all heard of bidding wars on home sales.   However, does this also happen on rentals?  I recently put up a place for rent and the response has been overwhelming.  It's priced just under the market average but it's probably one of the nicer units.  Is it normal for you to ask tenants for highest and best offer as well?  I've never heard of this for rental properties but it could also have to do with my limited experience in properties with so many inquiries.
