What about zip 27610, 27603 in Raleigh, or 27703, 27704 in Durham??

I am fine going couple of hours away as long as it is not a nuisance area.

Investment Info:

Single-family residence fix & flip investment in Hammond.

Purchase price: $44,000
Cash invested: $118,000
Sale price: $149,900

Single Family home in Hammond. Full gut rehab including but not limited to plumbing, HVAC, Roof, sidings, bathrooms, flooring and Kitchen. It was challenging since property had major city violations and structural issues. It was fun and learning experience which eventually paid off.....

How did you find this deal and how did you negotiate it?

Off market deal..

How did you finance this deal?

Cash

How did you add value to the deal?

Full rehab and some major changes/updates.

Lessons learned? Challenges?

Could have done better in terms of time management. Very challenging to manage such a large project remotely.

Will appreciate if someone can recommend some areas (more specific, if possible) for SFH investment ? 1% rule and/or 10% to 12% CoC is a realistic goal in this market???

Thanks Nathan.  I talked to couple of PM and reviewed their agreements. Unfortunately, those agreements are very short and one-sided and they avoid to mention any specific things about their liability/responsibilities.  Market is so tight and most of the PMs have more properties than they can handle so they really don't care about updating the agreement for a small investors like me. Therefore, I am looking for reviews and recommendations from current investors who are working with particular PM and their experience.
