I'm looking to buy a duplex in the Bluemound Heights neighborhood because the property values meet more of my budget. I would be an owner-occupant. What type of neighborhood would you classify it as? I was thinking C-class. Your thoughts? What neighbhorhood would you invest in if you had an under $100,000k budget?

I went to a sheriff's sale the other week. I had done my title search and noticed total liens on the property were $111,000. I get to the Sheriff's sale expecting the property to be listed at that price, but the Sheriff announces the starting bid at $52,000. No one bid on it. 

If I would have bid on the property at $52,000, would I have been responsible for the other liens owned on the property?

I'm a realtor who lives on 63rd st in Milwaukee, message me if you need help. There's a lot of neighborhoods to pick and choose from, each varies by single-familys to duplexes, to multi-families. It is interesting how block to block the real estate can change.

If you ever find anything like that you better jump all over it. I doubt it will happen but crazier things have happened.

 That's good to know. I have actually found a few here in Milwaukee, but I'm still getting my financing together. The one I'm thinking of now is a mixed used, already rented out commercial storefront until 2017 for $1150 with a 2bed and 1bath apartment in the back that either I could occupy or could rent for $650/a month. The property is currently listed for $124,900 and it is across the street from a great neighborhood. 4% int. rate with 20% down.

Since I'm just starting out, I'm curious about other investor's criteria, when met, will make you pull the trigger immediately on a deal. I'm thinking mine is a single family rental home near my house, valued between $65,000 and $130,000. Rented for a monthly NOI of $500 after deducting PITI + $250 just in case expenses. What's yours?
