I keep seeing these giant apartment complex for $25k .. it says buyer pay $25k cash for deed what does that mean? does that mean i own the entire apartment for $25k? if there is a loan that is apart of this house do i have to pay the loan what is the $25k for??

My escrow is closing in 3 days and my loan offer says that loan docs has been ordered and will be in escrow tomorrow .. which will only give me 1 days left. The seller is suppose to fix the electricty (which is not on they said there is a problem with the way it is classified or something with electric company i have been asking them for a week and the electricity is still not on) , there is a leak in the house. (small leak outside) which was not there before and they said it would be fix.. and also there gas company came by and left a message about something that needs to be fixed. i sent this info to them a week ago and they said they are working on it.. so far it is not done .. and the loan doc is already going to be in escrow on monday and my loan officer wants me to sign it... should i sign it? the electricity is not even on in the house? What should i do?

644 on one , 677 and 668 on another .. the collection shows up on all 3.. already tried to remove it .. could not remove it... they wont remove if i pay they just updated settled for less... contact sprint they say work with collections department we cant remove it... anything else i can do?

2. you said "some underwriters insist that you settle all your debt obligations before they approve you" is this for real? if it is i should settle for less right before i can buy?

My credit report has a collection that is about $380 .. it is not medical it is a spritn bill.. it was posted recently 3 months ago so it is hurting my credit... im trying to buy a house.. they want me to settle for $180 but if i settle they will not remove the debt of my credit report they will just update the record to show settled...

1. should i pay it and have it updated? it will probably ding the credit report again but it will show that it is settled for less or somethign .

2. my score is 644 if i dont settle it.. will the loan company let me take the loan.. it is not a medical collection.. some say i have to pay for it otehrwise i will not get approved some say i dont have to pay for it... do i have to pay for it or not? will a bank approve you with a non medical collections?

1. Ok got it.. seems like 2% rule doesnt work in los angeles because of high possibility of good appreciation.. but what should we use as guidelines to purcahse in los angeles? I was thinking of debt coverage ratio... is that good what should we use to determine if a property is good or not in los angeles?
