Good morning, (this is a 2 minute 18 second read)

Mainly Home Depot!

When we began, around 1985 it was Tenant/Landlord issues that were the big attraction. How Mass was such a Tenant Loving state that no one in their right mind, would become a Landlord unless they wanted freeloaders and have to give houses away. Our Association was made up of about 65% Landlords and the rest, Investors and Contractors. We've pretty much solved most of our Landlording issues by having an annual visit from the Head of the Mass Housing Court, various attorneys, a better understanding of the laws and access to more accurate screening.

Enter Home Depot, the "500# gorilla in the room" which has dominated the Building Materials Industry. Not only do they seem to have everything (Over 1 million individual price codes in every store) but it's quality material, updated design & function. And the tools to accomplish installations.

Don't get me wrong, it does Pay to shop and Home Depot WILL beat written competitors prices.

However, like anything, what do you do with it? (Lucky Pierre story tonight)

Lately at our meetings we've been sharing our GOOD subcontractors. Don't forget, like gravity, the golden Rule of subs is that you can only pick two (Quality, Price or Time).

But the Burden for getting the RIGHT SubContractor is on you! Case in point, we recently went through 8 Blue-board & plaster guys, but only needed 1 Flooring supplier and 1 Installer to come as close as possible to get all Q,P&T!

Finally my point, we've got good Subs and excellent Material Suppliers to share and so don't you! We'll see you this evening for that and more.

It's been my experience that you get out of Guru's/Courses what you put into them! No personal experience with Matt yet but I'm familiar with most, since I'm running several REIAs (mainly MassRealEstate dot net)

Or you can get a Liberal Arts degree for $60k/year and see how that pays off:-(

"...service just to collect rent and maybe find a contractor / handyman when needed." How about providing tenants with the Routing and Account numbers for your bank account. And an annual visit to check the condition of the units, with potential Contractor/Handypersons?

Once you've got volume, then hire someone directly to PM. I've found the typical Brokerage has the new person handle rentals "to get some money before the Listings/Sales kick in". They've got a split allegiance between you and the Brokerage Owner and guess who wins most of the time.

PS Another high end builder, Member, showed us how they're using CDX with Tyvek, instead of overpriced Zip panels, so they can concentrate on the details that show!

what's your Broker getting paid for?

I always know and check my competition, sometimes even providing potential renters with a list of the Overpriced or Distant competition.

"No Pets" might not be helping. Until I allowed them (document 30# or less) I had to turn away over half the applicants.

PS Do this yourself and take your SoulMate out for the night with the commission you'd waste on this Lazy so & so. You're responsible for everything anyway!

I like group showings, then joining (by me or my agent) Tenants for the move in.

Some folks like individual appointmented showings. Depends on your style. If you can't deal directly with people, make sure your agent can.

Long ago you could lay-off L/T problems to a Property Manager, no longer, dispute or legal actions go right to the Owner and a 12 year old kid can track down the actual owner!
