With all due respect, you should make plans to be in another business once you're out of Real Estate Investing (Residential, Income Property).

There are Members of our MassRealEstate dot net Association that come crying to me about similar situations as yours i.e. Long Term non-paying Tenants.

They have properties worth $200, 300, 400k and their Tenants are behind, way behind. Most of our Members are baffled, typically saying: "How could they allow one of THEIR Tenants to be even ONE month behind?"

enough lecture.

1. I'd sit down with your $10k Attorney (What's this waste of time's name? So we can all avoid them) and I'd say:

"You were hired to get these Tenants out of my Property! $10k later, they are still in my Property, Property that you were hired to rid of Non-Paying Tenants. I insist that you complete the Task you were hired for with NO further compensation and I've also written a formal complaint to the "Board of Bar Overseers" over this matter!

Nothing more, Nothing less!

1st What would you do, so you wouldn't make the same mistake a third time?

hint - It ain't always them.

There are a few "fatal" mistakes you can make in Real Estate, seems those were only "flesh wounds" but not to be repeated!

"Well you know the Market: Listing & Sold prices are still going up! I’ll look back to January for us, to illustrate this.

Sold prices are up, Even though Mortgage Rates are coming down.

However Lending rates are not in direct proportion to the Prime Rate at the Fed (1/2 point Rate drop at the Fed’s SACRED Prime Rate does not mean mortgage rates are down 1/2 point but they are down and I feel the Prime movement is more Psychological on Borrowers than any other factors. I'll go over what else is affected, Car Loans, Bonds, Stocks and more..."

@Colleen F. I hope you're right. I read both Sections 52 and 144 of Chapter 150 of the Acts of 2024 and it seemed like every Housing Court document would automatically be sealed.

SECTION 144. Section 52 shall take effect 270 days after the effective date of this act. May 5, 2025

PS Chapter 150 is like 138 pages long:-(

An Attorney? Law Professor? Law Student? Those go without saying. And they are not in one of the 15 Classes you can't discriminate against.

THE worst Tenant you can have, is one who knows the Tenant/Landlord: Rules/Regulations/Laws better than you. But it doesn't take much to get that knowledge -Yourself! More on 8/27

How come some folks are doing well, finding Properties to Buy/FixUp/Rent or Sell and others seem to just miss opportunities, then cry about it?

#Painting - we'll be using PaintShavers Pro 12Amp to strip the paint on 3 houses but we need a HEPA vacuum attached to it.
Tuesday's meeting Jerry will go through the Lead Paint removal laws and how he detects it with his X-ray gun.

#Salem now has an aggressive program to "Inspect"... 

#Working on stopping the Japanese Knotweed at one house...
