@Rich Davis "The difference is I'm in Maine, where the evictions laws lean landlord friendly. I wouldn't invest in MA or NY, simply because of their eviction laws. Best of luck."

@Michelle Wang Ever hear: "If you think YOU CAN or You think YOU CAN'T, YOU'RE RIGHT"

IMHO I've found this to be true in Real Estate Investing. If you think MA is an awful Tenant Leaning state, YOU'RE Right! If you think it isn't...again YOU'RE RIGHT!

and "Best of luck"? I'm still waiting for luck;-) Actually, when I work Hard/Smart luck does appear;-)

Thousands of Ordinary People Are Earning Thousands Every Month—And You Can Too!

Imagine making thousands of dollars every month by using a simple, proven marketing system that works in every city and every state—every day! You don’t have to be an expert to get started. You just need to take action and follow the system.

Here’s what you’ll learn, step by step:

  • Find More Deals in Just Weeks Than Most Investors See in a Year—you’ll discover how to flood your pipeline with deals that you can’t even keep up with!
  • Track Down Hard-to-Find Owners of Vacant, Abandoned Homes—even when they’re doing everything they can to hide from the market.
  • No Hard Work Needed—Find out why YOU don’t have to work harder, just smarter. Learn how outsourcing the work will make you money while you focus on scaling.
  • Automate Your Entire Process—From follow-up to deal-making, this system lets you close more deals, faster, without ever leaving your desk.
  • How to Get Properties Deeded to You in Prime Neighborhoods—learn the strategies that hundreds of students across the country are using to acquire homes for pennies on the dollar.
  • Score Incredible Deals with Out-of-State Owners—tap into a hidden market and find highly motivated sellers in places your competitors don’t even know exist.
  • Create Your Own Profitable Niche—identify and target the most motivated sellers, even in markets where other investors are blind to opportunities.
  • Locate Pre-Foreclosures Your Competitors Don’t Know About—find the properties everyone else is overlooking, giving you an exclusive advantage.
  • Close Your First Deal in Just 45 Days—start from scratch, apply these techniques, and complete your first profitable deal in just 6 weeks.
  • Reach Motivated Sellers Who Contact You First—these methods are designed to bring sellers to you, eliminating the need for cold calling and endless searching.

“Wow! What a marketing product this package is. Not only did I close a deal within a month of purchasing your materials, my phone is constantly ringing. I am on my way! All of this came from using your marketing techniques.”
— Sheela Dave, Tampa, Florida

Stop Chasing Sellers the Hard Way—Let Them Come to You!

Here’s how you’ll gain the edge:

  • Set Up a Proven, Foolproof Marketing System that attracts motivated, qualified sellers directly to you—no more cold calling, no more chasing.
  • Stand Out in the Market—Position yourself ahead of the competition, reaching sellers who haven’t even heard from anyone else. You’ll be the only one they’re talking to.
  • Turn Small Marketing Dollars into BIG Profits—with minimal effort and massive results, you'll see your ROI soar as motivated sellers come straight to your inbox.
  • Get Personal Support from Kathy—you’ll have access to Kathy’s email support for one full year, guiding you every step of the way to ensure your success.

This isn’t just another course. It’s a step-by-step system that works—every time. You’ll have everything you need to find, close, and profit from motivated sellers in any market, without having to chase or guess.

Are you ready to start making money from home with minimal effort? Let’s make it happen.

@David Lewis

:-) I advise most of our members to read "Acres of Diamonds" then let's have a discussion, if you want? Otherwise you can find excuses not to do Real Estate. Careful in the Stock Market, seems great on it's upward trajectory however...

@River Sava, great first name, same as one of my granddaughters! What's the last deal you found in Newburyport?

@V.G Jason

"PS before you dismiss this as liberal, communist, socialist talk."

Dismissed, actually more like Marxism!

I'd like to see back up of some of your assertions, Not hearsay,

i.e. Called my main guy this spring for some work. He showed with a young guy, We worked our butts off for 3 days. I picked up lunch, drinks etc. I went to pay them, couple of days work I'll pay with a check (1099) and cash it for them.

Hey Tony, I've got all O's info what's yours?

"Just Tony." Ok, some ID?

"No necessito." Whaaa, lets see some papers!

"No necessito!" Whaaa, empty your pockets!

"See, Nada, only new phone."

How do you buy anything or stay somewhere?

In very broken English:

"No necessito, US has free food! EBT! Section 8, nice housing! good medical at emergency! new clothes! etc."

:-0

Hey O, is this true? What's going on? You've been calling me a lot for work, and I've been referring you. What's up with this?

"Mike, 15 years ago I arrived in Mass, I was the only Guatemalan in Mass. Good people gave me work, I learned more skill, more money, worked hard! Now, recently, there are probably 1000 more Guatemalans like Tony, all undercutting each other!! I can do a roof for $300/Sq, they underbid me down like $99/Sq."

Yes, I've seen them, **** work and they're falling off roofs, not safe. I don't care if they're free, I don't need that!

"Mike, that's unusual!"

I could go on.

1. I see it as more like 50 million Undocumented (Illegally entered the USA) aliens.

2. I'm optimistic bad ones will be deported.

3. I'd like to see folks that are chosen to remain are vetted and documented.

Soooo Don't bother arguing with me about what I see and know. Actual experience I'll listen to.

@Jay Hinrichs I agree with your wife on the make up of subs! I'm seeing the same, Thanks

@Paloma Wodehouse I started by going to Housing Court sessions and hearing the Cases and their "Dispensation of Justice". I ended up with some rules, couple here:

1.Discrimination - Never Rent to Attorneys, Law students or Law Professors.

Learn all you can about the Housing Laws i.e. Federal Laws Prohibit Discrimination of 7 Protected Classes, Massachusetts has added 8 more:-0

2.Always know more of the Rules/Laws/Regulations than ANY Tenant. But don't let them know it.

It amazes me how many of our members at MassRealEstate dot net have an Asset worth $300-500k Rent it for .5-1% of value and hardly pay attention to it, yet chase a tenth of a percent in CD rates;-)

@Michelle Wang

"My current lawyer has been somewhat helpful, though the case is progressing far too slowly. I don’t place all the blame on him, as I understand Massachusetts law is heavily tilted in favor of tenants. However, if I don’t secure an eviction order within the next two months, I’ll send him your message. At that point, he won’t receive any further compensation, and I’ll seriously consider replacing him.

By the way, do you have any recommendations for good eviction lawyers?"

1. I don't see any sense of urgency from you, so no one adjudicating this case would either, or end up taking any action! IMHO

2. Your Attorney has been WELL compensated and you should DEMAND he gets them out!

3. Sorry, no, when I refer a case like this to our Best Attorney the "JunkYard Dog of Eviction Attorneys" he threatens to strangle me! Because so much has been done wrong & has to be undone:-(

PS Maybe Jonathan will make you an offer?
