I am far from a mentor right now, but I am in the same boat as you are. I am dipping my toes in the water. I have a lot of knowledge about the condition of properties and I am working on developing my underwriting and rehab estimating skills to bring to a team for joint ventures as well as trying to be a boots on the ground resource for investors and contractors that don't want to take time to go walk properties to draw up quotes or decide if something meets their buy box. I'm throwing this out there wildly only because I am hoping to get into an investment this year and I live near Puyallup. How much cash do you need? Would you be open to any type of creative financing on the property?

Forgive my ignorance here, but is there a way to change the highest and best use of the property to something else and sell it for more? What made the current strategy the best?

I am a home inspector, looking to start investing as well as providing boots on the ground services for investors and contractors to do walkthrough and gather information. I am hoping to make some connections with contractors to develop a database of costs and needs for photos and numbers to be able to provide quotes without having to travel to the project. There is a soundproofing drywall quietcrete i think, as well as insulation panels, sound dampening paint, and green glue is a compound that you can roll on as well. likely there is no insulation or it wasnt installed well. air gaps equal noise.  if it were me, I would probably take the drywall down from one side, make sure there is good insulation installed properly with no air gaps, install the quietcrete and see how it is. then if still bad, roll on some green glue and another thin sheet of drywall.
