I recommend reading the book " Tips, Tricks, Foreclosures, and Flips of a millionaire real estate investor" There is great insight about buying from an auction.

You can do marketing yourself (which could take a lot of time and be expensive), use an investor friendly realtor, and/or work with a wholesaler to find fixer uppers!

Quote from @Morgan Gutierrez:

I'd recommend start looking at different deals. Find a market you want to invest in and get on some list. Start analyzing the properties. When a property comes your way that is a good fit for your criteria wether you decide to flip it or hold it, then take action. While doing this, network with lenders and people who use the strategies you are considering. Also, listen to podcasts and read books. The real teacher is experience, but having the theoretical knowledge to apply is better than figuring it all out as you go.

I would not try and start with building from the ground up....

That's exactly was my take from these comments, thank you @Morgan Gutierrez have a wonderful year ahead.

You too! Look forward to hearing more about your journey!

Are the only people that would buy these lots people that would want to build their own custom lot? That will probably be a lot harder to find a buyer for because you are looking for such a specific type of person. If your seller is in FC they will not have time for MLS buyer.

I would call the realtors for the listed and sold properties and ask about the interest being shown in their properties.

If builders would be interested in developing in the neighborhood, you could reach out to builders and see what they would be willing to purchase the lot at. I hope this helps!

You can network virtually, like this.

Tax/Foreclosure auctions can be a good place to network too.

I go with a plan. What do I have to offer? What am I looking for? Sometimes this can be hard if you haven't gone to a meetup before and are not sure what to expect from it. If that is the case, maybe consider the number of people you want to talk to or relationships you'd like to end the night with.

Hope this helps! Happy to answer any other questions for you! :)

Hey LeeAnn,

In addition to what Jake Mentioned...

There are wholesalers on here. You can search by going to the Build Your Team section and put in wholesaler. Look for people who post and are active.

There are tons of facebook groups as well where you can find wholesalers.

I'm happy to answer any questions you may have and see if we could be a good fit :)

Hey Leonard, I'm curious. What investment company did you partner with?

We always appreciate when we get feedback about our deal whether it is if the ARV is elevated, the repairs are off, or if there is something specific about an area only a local knows; or even how we presented the deal.

We want our investors to see the profits, otherwise they wouldn't buy our deals - as y'all are mentioning here. Occasionally we have 80% deals, more for our buy and hold investors that have a longer term to make their money. But our goal is to have our purchase price at at least 70% - repairs. We understand you are taking on the risk and need to reap the most profit!
