Thanks everyone. But to @Hal Fitzgerald - what do you mean it is the more real thing? If the property was published for rent on other platforms, how would they know, or even care? And I am wondering would that cause them to destroy the place before they leave? I am really out of funds and cannot afford to have to pay to fix this place. And damn - while writing this brings me to another thought....Can I write off the expenses from the rental property, such as the roof and septic replacement at tax time? Thanks again.

I live and work in Fort Meade, MD. I have a rental not far from Meade and manage a few properties for friends. I also clean out rentals for my realtor, who I will be working alongside once I get my real estate license here (shortly). I was just hoping to become aquainted with other real estate investors in this area, or know what avenues you have used to build your business.

Hey BP community of Rental Property Managers! I need advice (as always...)
My SFH is in MD and my tenants lease is coming to an end next month. At that point, they will automatically be going on a month-to-month lease as their current annual lease states. But once their current lease goes month to month, I wish to have them sign a new lease. Well I really want them to find somewhere else, but that's a different discussion. My question is: If their lease states that rent can only be raised no more than 5%, if they renew, can I end their lease and just have them sign a new one in order to raise it more than that? It is not that I am trying to guage anyone, but I realize that the price they are being charged is way too low, and the home cannot handle all the people they have living there. I have had to replace the septic system and the roof all in my first year of renting this place out. The roof is not their fault, but the septic problems are largely because of them..If I am unable to raise the rent any more than 5%, am I able to have them sign a new lease with addtional fees? Like, for instance, a septic fee? I paid to have that thing pumped 4 times in 3 months this year, because nothing was stated in their lease about additional fees, so I feel like there was nothing I could do but pay to have it pumped, as the toilet kept backing up.Now I am $20,000 in the hole and I am years away from even breaking even on renting this place out. Thanks for any advice!

Hey 👋 Kyle! Well I have rented to tenants without doing a background or credit check. I did it Bc a good friend told me that they really needed somewhere to go. I knew the risk. I did it anyway. Today I did a home inspection and there is a lot wrong. The worst thing is that the downstairs toilet keeps overflowing when they flush the upstairs toilet. I just had the septic cleaned out 2 months ago. I have already paid $1000 trying to get that issue together (which was not an issue before they moved in). Now I may need to replace the septic tank. Which is several thousand dollars. It’s just been a terrible experience. There are many things that I did not include in their lease that I wish I would have. The most recent is that I should have put that their grass is not to become higher than 4 inches. Or they will be fined or billed when I get someone to cut it. What about you?

What would I say to them about still planning on coming tomorrow if the letter I gave them says “you are welcome to be present although it is not necessary. And unless we hear otherwise from you, we will assume full permission to enter at the above date and time.” I did hear otherwise from them - that the above date and time is not convenient for them, albeit extremely late...

Hey everyone. I need advice. I gave my tenants a letter on Thursday (today is Sunday) that there would be a home inspection on Monday. I Asked for acknowledgement of the letter. My husband reached out to them on Saturday Bc they still had not acknowledged that they received the letter (delivered to their mailbox). Here it is Sunday evening, and they text me and tell me that they wish to reschedule the inspection because The husband will not be home. Now here it is less than 24 hours until we are supposed to inspect the property (tomorrow at 11am, and it is 6pm right now), and I have people coming in the morning over to the rental property to walk through with me and fix the gutter outside. There is also a landscaper coming to give an estimate of how much it will be to clean up the whole front and backyard bc these tenants have basically trashed the place. The grass is super high and I see trash in both front and back yard. Every time I’ve gone inside it looks like a pigsty. I want to threaten them and be like Man you guys lease is up on just 3 months and you just really don’t want to cooperate. It’s crazy how they have absolutely no place to go, and yet they just refuse to keep a landlord happy 😒 But I can’t do that. So what can I do? I know I have to give them 24 hours notice to enter but they don’t have to give me 24 hours notice that I don’t have their permission do they? Plus I scheduled everything on my day off (tomorrow) and now I will most likely have to take additional time off work to accommodate their schedule. Or do I? MD law is really not too clear
Thanks for all your help. I even appreciate the comments about what’s wrong with me renting to these people. But the fact remains that I am stuck in a legal agreement with these people until at least July....
