DISCLAIMER I wholesale in Baltimore

Sometimes it takes going through a few wholesalers to get one that works great for you (as with any other business). Word of mouth probably is one of your best bets. Also you'll have to analyze deals from different wholesalers. If you find someone constantly sending you "deals" with exaggerated numbers then you know that's not a person for you. If you notice they underestimate repairs and overestimate ARVs that's not the person for you. Also it wouldn't hurt to build rapport with them so you get access to their best deals first. Either way you have to find what works for you. The best way is through word of mouth and trial and error.  Good luck!

But the only thing you said is it looks like wallpaper. Unfortunately there's thousands of different wallpapers. What kind of wallpaper? Do you have a picture of wallpaper it looks similar to? Is it textured? Is it smooth? Does it take multiple pieces like vinyl siding? Is it a pattern? What material does it look similar to? Is it multicolored? Atleast if you could answer those questions maybe the more experienced person can chime in. Goodluck

I think his point is you cannot ask us what something looks like, if we don't know what that something looks like. Even a simple google search on different exterior siding may have been able to help, but we can't see what we can't see ;)

There's plenty of people from Baltimore here. There's no one answer because it's all about what you want to do. I would research each niche then find what works for you at the moment. Neither is more beneficial than the other honestly. Flipping has bigger short term profits while rentals have smaller long term profits. It's about what you're comfortable with. Once you have that you can start diversifying.

And buying and flipping with little money is possible. You don't have to have money, you just have to know people that do.

Nasar has a short and sweet book about wholesaling called "Flip Houses Like Burgers" although I'm sure if you go through the forum the information is here. I would get the book, but I would also spend time searching the forum and asking questions you don't see the answer to. Goodluck!

Oh and for what it's worth unless it is just a smoking hot deal please don't find a house on the MLS, negotiate it down a few thousand, get it under contract, then try to flip it to an investor.

Hi Aaron,

Sorry to say, but you're screwed.

Ok no really I'm not sure which version of Excel you're using but luckily for you it's possible to convert it over. Just go into excel and it will be under like insert or the data tab. I'm not exactly sure where you convert it over but its somewhere along the lines of either data, insert, or file -> open -> text files for older versions. Either way its completely possible.
