@will Right, that makes sense to me. She must have been incorrect in her video. Thanks!

Thats exactly what I thought. I saw a video on YouTube where they suggested that and knew there was no reason for any realtor to do that. Thanks for confirmation.

I was thinking about asking some local agents to send me a list of recently bought properties with cash, but what's in it for them?

Some pictures I have pulled up on Zillow do not match the asking price. I have seen some 3/1 in the same zip code for 100K, and another clearly remodeled home for 65K. Is it possible they uploaded renovated pics after it was sold?

Thanks Sean, those are great ideas and make perfect sense. My area is currently a buyers market, so I will reach out to them and help out in exchange for guidance. Bp is a wealth of knowledge, and I am sending out some direct mail very soon. Thanks for your help!

That does answer my question, thank you! They would be providing the property, so the buyer is on me. But to be able to market it, I need to have it under contract. Do I let them know I'm also wholesaling?

I am starting out wholesaling and seeing a few properties that appear to be listed by wholesaler. Is this a typical joint venture? Or a risky situation that may cause a deal to fall through? I would like to know before reaching out.

Congrats @Sanja Noble! I am just getting started as well with some direct mail and have mixed feeling about what to put in them. Do you feel like shorter or longer letters work better for getting responses?

This is all great info, thanks! If I wanted to send out my own letters, do I just put them together and take them to the post office?
